What to expect from DIY units.

Just Give Me the Basics and I'll Do the Rest!

  • These Units come in 3 at a time with the frame kits and the Heavy Duty Trailers that are made specifically for tiny homes. 
  • They are inspected and meet all safety requirements for anywhere in the United States. They have VIN numbers and registrations.
  • They are better quality than anything you can get through typical trailer sales locations or trailer manufacturers. And they are cheaper.
  • The frame is pre-cut and EZ to put together with all the hardware you need. (We buy the frames because they are cheaper than the labor needed to cut and frame our own) and the frames are commercial-grade beams for extended unit life.
  • The Frames are Engineered and slotted and include tires, wheels, trailer wiring, all nuts and bolts, and detailed instructions on assembly. 
  • Trailers have a metal shield below the trailer frame to protect against road damage and increase insulation.
  • Priced as they are unloaded at $31,000  for the Piedmont and the Valley and $35,000 for the Bayhill. FOB Ruckersville, VA
  • Pick it up at our location and put it together yourself.

The Shell

We can put the shell together for you. The entire exterior is completed but not painted. 
  • Windows installed, including the required escape window for the loft.
  • The door is installed with basic hardware so the unit is weather-tight.
  • Insulation between the metal shield and the subflooring.
  • Subflooring meets all building requirements. Advantech flooring
  • The walls and roof are completely insulated.
  • The siding meets all engineered requirements for support of the frame and flexibility.
  • Sub roofing is top quality Zip Board, insulated and taped.
  • Roofing is commercial grade Union Corrugating metal roofing.
  • Edges are sealed and trimmed to prevent leaking.
  • This is a complete DIY unit ready to finish and use.
  • Inspection and certification are up to that level and National Inspection is available for your completion.

Hard part is done

Everything is as listed above plus the stub out for electrical, plumbing and HVAC units. 
It does not include cabinets, sinks, shower, toilet, and light fixtures.
Wiring is included for light switches, outlets, and fixtures of your choice both on the main floor and in the loft. 
Plumbing includes main lines set up for a toilet, sink, shower and kitchen sink to be installed. 
Also available: Propane line set up and vented for on-demand water heater.
